we were at a Winnipeg Jets game enjoying a night out when someone struck up a conversation about home inspections.
One of the questions they asked was something that actually comes up quite often:
“How do you check permits on a property outside the City of Winnipeg?”
Inside the City of Winnipeg it’s pretty straightforward. The city has online systems where permits can often be searched and reviewed directly.
But once you move outside city limits, things can work a little differently.
Rural Permit Searches Work Through Municipalities
When a property is located outside Winnipeg, it is usually governed by a Rural Municipality (RM).
Unlike large cities, rural municipalities often maintain their own permit records and systems. That means there is no single centralized database for all rural properties.
To check permit information, here are the typical steps:
Identify the Rural Municipality (RM) where the property is located
Visit the municipality’s official website
Look under sections like:
Planning
Development
Building Permits
Some municipalities provide online permit search tools
Others require calling or emailing the municipal office
And for those email inquiries…
that’s hoping they respond fast enough.
Why Permit History Matters
Permit records can help reveal important information about a home, such as:
Additions or structural changes
Decks and garages
Electrical upgrades
Septic system installations
Major renovations
If work was done without permits, it doesn’t necessarily mean the work is unsafe — but it does mean it may not have been inspected by the municipality.
This is why due diligence during a home purchase is so important.
